Actual earnings depend on location, bedroom count, amenities, proximity to the beach, and pricing strategy. Coral Compass provides a free revenue audit using real market data and comparable properties so you see the numbers before committing.

What does Coral Compass charge for management?

Coral Compass charges a 20% management fee on gross rental revenue with no hidden costs. We are currently offering a 15% founding rate for our first 10 Myrtle Beach properties. The management agreement lays out exactly what is included, what is passed through at cost, and what you will never be charged for.

How and when do owners get paid?

Owner payouts are distributed monthly by the 10th of the following month. Each payout comes with a detailed owner statement showing every reservation, management fee, expense, and your net deposit. Coral Compass holds a small rolling reserve capped at $1,000 for unexpected expenses, fully documented and returned at offboarding.

Are there upfront costs to get started with Coral Compass?

There is a one-time $300 onboarding fee at signing that covers property setup, listing creation, and initial configuration. Smart locks and professional photography are billed separately at cost. There are no long-term lock-in requirements. Coral Compass offers a 60-day no-fee exit window at the start of the agreement.

How does Coral Compass price my property?

Coral Compass uses PriceLabs, an institutional-grade dynamic pricing platform that adjusts your nightly rate daily based on demand, seasonality, local events, competitor pricing, day-of-week patterns, and booking pace. We layer local Grand Strand market knowledge on top, including golf tournament weekends, Bike Week, and snowbird season, that national algorithms miss.

What happens if something breaks at my property?

Coral Compass handles all maintenance through our local vendor network. Repairs under $300 are approved and resolved immediately to minimize guest impact and protect your reviews. Anything above $300 requires owner approval before we proceed. You are notified of every repair with photos and cost details.

What if a guest damages my property?

Coral Compass collects a damage waiver fee from every guest and carries supplemental coverage through our platform. If damage occurs, we document everything with photos, file the claim, coordinate the repair, and keep you informed throughout. Your property gets repaired and back online as fast as possible.

Can I still use my property for personal stays?

Yes. Owners can use their property for up to 28 nights per calendar year with at least 7 days notice. Personal stays cannot displace confirmed guest reservations. A standard cleaning fee applies after each owner stay to keep the home guest-ready.

How long does it take to get my property live with Coral Compass?

Most properties go from signed agreement to first booking in 2 to 4 weeks. That includes professional photography, listing creation on all platforms, pricing configuration, smart lock installation, and a full property inventory. Coral Compass handles every step.

Do I need special insurance for my short-term rental?

Yes. Standard homeowner policies typically exclude short-term rental activity. Coral Compass requires all owners to carry a $1 million STR-specific insurance policy or endorsement naming Coral Compass as Additionally Insured. We recommend specialist providers like Proper Insurance who focus exclusively on vacation rentals.

Does Coral Compass handle lodging taxes?

Yes. Coral Compass collects and remits all applicable lodging taxes including state, county, and local through Avalara, an automated tax compliance platform. You do not need to register for tax IDs or file returns. We handle it end-to-end.
