Coral Compass charges a flat 20% management fee on rent with no hidden costs and no sliding scale. The management agreement lays out exactly what is included, what is passed through at cost, and what you will never be charged for.
Owner payouts go out by the 10th of each month, or the next business day if the 10th falls on a weekend or bank holiday, for stays completed in the prior calendar month, subject to actual receipt of platform and guest funds. Every payout comes with a detailed statement showing each reservation, the management fee, every expense, and your net deposit. Coral Compass holds a small rolling reserve of up to 10% of payouts, capped at the greater of $1,500 or 15% of your trailing three-month average payout, fully documented and returned at offboarding.
There is a one-time $300 onboarding fee at signing that covers property setup, listing creation, and initial configuration. Smart locks and professional photography are billed separately at cost. There are no long-term lock-in requirements. Coral Compass offers a 60-day no-fee exit window at the start of the agreement.

You set your own repair approval limit, it defaults to $500 per work order. Under that number, we handle it right away so a leaking faucet or a dead air conditioner never turns into a bad review. Over it, nothing moves without your approval. The exception is a real emergency, like a life-safety issue or active water intrusion, where we act first and tell you immediately. You can raise or lower your limit in writing anytime, and you always pay the vendor's actual invoice with no markup.

Your property gets fixed and back online fast. Yes. Owners can use their property for up to 28 nights per calendar year with at least 7 days notice. Personal stays cannot displace confirmed guest reservations. After a personal stay, the published turnover fee applies, the same one a guest pays, so your home gets reset to exactly the same standard before the next arrival.
Most properties go from signed agreement to first booking in 2 to 4 weeks. That includes professional photography, listing creation on all platforms, pricing configuration, smart lock installation, and a full property inventory. Coral Compass handles every step.
Yes. Standard homeowner policies typically exclude short-term rental activity. Coral Compass requires all owners to carry at least $1 million in general liability coverage under a policy written or endorsed for short-term rental use, naming Coral Compass as Additional Insured, with a certificate of insurance on file before the first guest stay. We recommend specialist providers like Proper Insurance who focus exclusively on vacation rentals.
Yes, if you want us to. Lodging tax compliance is an optional add-on. When you enroll, we handle registration, collection, and filing through an automated compliance platform, and you pay exactly what the platform charges us. No markup, no service fee on top. The exact registration setup is confirmed with you at enrollment.
