Most property managers make you sign before you see the real numbers. We do the opposite. Here is our complete fee schedule, the same one written into our management agreement. No hidden markups, no surprise line items.

The core fee

The management fee: a flat 20%

Coral Compass charges 20% of rent. That's it. Single-family home or condo, oceanfront or off-water, first property or fifth: the rate is the same for everyone, published right here, and stated in Exhibit B of the management agreement you sign.

The fee covers the full operation: listing creation and optimization across Airbnb, VRBO, and direct booking, dynamic pricing adjusted daily, all guest communication from inquiry through review, turnover coordination with photo verification, maintenance coordination through our local vendor network, monthly owner statements, and a live owner portal showing your bookings and revenue in real time.

Everything else, in plain sight

Every fee we charge, published before you ever sign anything.

Onboarding fee: $300, one time

Due at signing. Covers property setup, listing creation, systems configuration, and vendor workflows. Photography and hardware like smart locks are billed separately at actual cost.

Owner-billed costs: at cost, no markup

Most managers quietly mark up vendor invoices. We don't. Every invoice hits your statement at the exact amount the vendor charged. When we run a third-party job start to finish, a 10% coordination fee may apply: it covers the scheduling, quality oversight, and processing fees we absorb, and it always appears as its own labeled line. Work handled by our own crew never carries one.

Turnover cleaning: paid by the guest, never by you

Guests pay one all-inclusive turnover fee per stay. It funds the cleaning crew, supplies, restocked consumables, and the linen program. You are never billed for cleaning, restocking, or linens on a guest stay. The fee for your property is disclosed in writing before your first reservation.

Repair approvals: you set the limit

Default $500 per work order. Below your limit we fix things fast; above it, nothing moves without your written approval, except true emergencies like active water intrusion, where we act first and tell you immediately.

Rolling reserve: small, capped, documented

Up to 10% of payouts, capped at the greater of $1,500 or 15% of your trailing three-month average. Held for refunds, chargebacks, and emergencies. Fully itemized, returned at offboarding.

Owner payouts: by the 10th, every month

For stays completed the prior calendar month, with a statement showing every reservation, fee, and expense down to the dollar.

Exit terms: no lock-in games

A mutual 60-day no-fee exit window opens the agreement. After that, 30 days' written notice and a $750 early termination fee, waived entirely in cases like sale of the property or a service failure on our end.

Why publish all this?

Because the fastest way to prove there's nothing hidden is to hide nothing. Our agreement is written so a normal person can read it, our portal shows you the same numbers we see, and this page will always match the contract word for word. If it ever doesn't, the contract wins and we fix the page.
